WHAT IS BIM?
Building Information Modeling, known as BIM, is an intelligent model-based process that uses 3D models to capture and manage all the information on a project – before, during and after construction.
In addition to spatial design parameters and specifications, BIM takes a project’s cost and schedule into consideration. The project data is constantly updated to reflect the status of all different areas and is used and shared by all parties involved which enables efficient coordination and prompt response to change.
BIM is visual and intuitive, enabling project planners to visualize and quantify the impact of proposed changes on costs and schedules. It allows owners and contractors to manage their risks and make better decisions.
The adoption of BIM has been moving at a very fast pace globally: several governments, including those of Britain and the UAE, now mandate the use of BIM for public projects. BIM has proven its value, project after project, with over 75% of users reporting shorter project lifecycles and a positive return on investment.

BIM Scheduling and Costing
ITS offers 4D Construction Sequencing based on your project's planned construction process. The generated sequence allows our clients to simulate the planned process, identify potential clashes, improve on-site coordination and effectively manage on-site materials, inventory and supply chain.
With 5D BIM, ITS can integrate all cost related information into the 3D BIM model. This allows the client to visualize the overall cost incurred during each phase of the construction process. Any change in design is also reflected on the budget which allows the owner to effectively manage any changes in design or construction and to manage the project’s finances and risks.
BIM Facility Management
Design and construction tend to add up to 20% of the total cost during the building life cycle. The rest of the cost can be attributed to the operation and maintenance. By integrating BIM and Building Management Systems, we can obtain real time data of the facilities performance that includes energy, temperature, lighting, and equipment performance.
This is a powerful tool allowing ITS to perform facility management virtually and to alert the contracted maintenance team when repair or maintenance is required through the alert system embedded in the BIM-BMS digitized model.
Building Information Modeling, involves more than 3D geometry creation. It more importantly includes the integration of data into the created models. This data unification allows for seamless analysis and coordination before, during, and after construction. Scan to BIM
A "3D scan" is a powerful virtual recording used to capture a building’s shape and forms while converting the various surfaces into a cloud of data points that can be imported or transformed into a BIM model. This technology is the most effective way to capture the design of an existing building without using drawings or verifying the accuracy of the design.
